According to Douglas Elliman Real Estate's market reports by Jonathan Miller, median home prices in the Hamptons -- New York's 'it' seasonal escape -- hit $975,000 this past year. This steady price increase has forced would-be homebuyers to consider purchasing smaller properties in less convenient locations or partnering with friends and family to offset the cost of buying a beach house. Looking to get more for less, buyers are leaving the flip flops at home and opting for the privacy of cabin living, according to Elliman.

One of the agency's listings in Lake Placid, N.Y. offers waterfront living in an entertainment-first home. The 13,500 sq. ft. house has ten bedrooms, and sits on a five acre compound with door-front lake docking, perfect for swimming, kayaking and fishing. The house isn't just a summer getaway; during the winter, Lake Placid offers downhill skiing on Whiteface, the Olympic Mountain in the 1980 Games, cross country skiing, ice climbing and snowmobiling.

Really want to get away? Elliman is listing The Little Red Ski Haus, an iconic Victorian mansion in Aspen, Col. Located blocks from Apen's famous gondola and steps from downtown in one of North America's best ski towns, the house offers direct views of Aspen, Smuggler and Red Mountains. During the summer months, residents can enjoy biking, hiking, zip-lining and swimming in the mountain air. The house's bar, hot tub, and full gym beckon relaxation, regardless of season.

For something closer to home, 12 Par Court in Carmel, N.Y. combines convenience with natural privacy. Located just over an hour by car from midtown Manhattan, the lakeside listing lets homeowners feel as if they're roughing it without ever having to do so. Exposed wood and stone gives the atmosphere of log cabin living, while the house's state of the art appliances provide the finest in modern amenities.
