Three Important Tips for Selling Your Home

Coldwell Banker Realtor Barbara Bodnar knows how to listen -- she spent more than two decades as a licensed clinical social worker doing just that with her clients. Now, after listening to both buyers and sellers, she gives these three tips for selling your home.

GET YOUR FACTS IN ORDER. Before putting your home on the market, make sure all its pertinent information is correct. Documentation of improvements, taxes, certification of occupancy, floor plans and all relevant details can help smooth the process. If there are any discrepancies in information, consult your attorney.

MAKE SURE YOUR HOME IS READY FOR THE MARKET. Are you willing to make some changes in order to position your home competitively in the market? Consider staging, painting or updating. Good teamwork and communication between you and your real estate agent can help you make decisions about how to effectively market a home.

GO DIGITAL. In today’s digital age, great exposure means being able to market homes on the Internet. Before choosing an agency to represent your home, review real estate websites to determine how homes are presented on all of them. Does that agency’s website translate well to a tablet or a smartphone? Is it easy to search for a home on the site? Does the agency post listings on Facebook, Trulia, Zillow and other popular websites?
